What's the minimum FICO score?

Most DSCR programs require a minimum of 620–660. VestedNest's rate matrix starts at the 660–679 band. Better rates unlock at 680+, with the best pricing above 740. See the full breakdown on the rates page.

What's the maximum LTV?

Up to 80% LTV on single-family rentals. Short-term rental and 2–4 unit properties typically max at 75–80% LTV with a modest rate add-on. Higher LTV means a higher rate — the calculator shows the tradeoff.

Do I need a W-2 or tax returns?

No. DSCR loans qualify entirely on the property's rental income — not your personal income. No W-2s, no personal tax returns, no DTI calculation. Your rental income covers the debt service; that's the test. See our rate guide for details.

Can my LLC apply?

Yes. DSCR loans are investor loans and entity vesting (LLC, trust, corporation) is standard. A personal guarantee from the principal(s) is typically still required, but the loan can be in the entity's name.

How fast can I close?

Typical DSCR closings run 21–30 days from a complete application. Expedited closings in 14–21 days are possible with a clean file and appraisal turnaround. Submit your application now to start the clock.

Are there prepayment penalties?

Most DSCR loans include a step-down prepay — typically 3/2/1 (3% in year 1, 2% in year 2, 1% in year 3) or a 5-year step-down. The structure varies by program. Full details are on the rate guide.
